Buying with JAC Strattons
Before you start the buying process, you need to establish whether you can borrow
the amount you need from a mortgage lender, in addition to your deposit, unless
of course you are fortunate to be a cash buyer.
Please note that the buying process may include the following expenses:
- Sale of your current property
- Stamp duty
- Mortgage lender arrangement fee
- Solicitor's fees
- Surveyor's fees
- Moving Costs
The Right Property from JAC Strattons
When your mortgage has been approved in principle, we suggest that you register
your details with JAC Strattons and provide us with full details of your requirements.
It is important to clarify which areas you would be prepared to compromise on, in
order for your sales consultant to source the maximum number of suitable properties
that meet your criteria.
Your local consultant will arrange viewings to suit you and will give their professional
opinion after each viewing regarding the suitability of the property for your needs
and future resale prospects. Please ensure that you check any additional costs which
may be involved in owning the property, such as service charges and ground rent
for leasehold properties. Our consultants can explain these to you further.
Once you have found a property to suit you, JAC Strattons will advise you on making
an appropriate offer and will negotiate between you and the seller to agree the
price. Thereafter JAC Strattons will continue to assist you following the acceptance
of an offer by the seller.
Once an offer has been accepted, a solicitor must be appointed to handle the purchase.
You will also need to arrange a survey of the property. JAC Strattons can help you
with this by recommending reputable legal representatives and chartered surveyors.
Provided the survey and all the legal documentation of the property are satisfactory,
you will be required to pay a deposit (usually between 5-10% of the purchase price)
and a completion date will be set and agreed by all parties. Contracts can then
be exchanged with completion due on the agreed date. Congratulations, then the property
is legally yours.
